Day 3: Real Estate Study Visit in Los Angeles

On Monday, November 6, 2017, we visited a few interesting projects in California which is worthwhile to share among our colleagues.

1. Leisure World, Seal Beach.

Construction on the approximately one square mile (2.5 km²) community was begun in 1960 with the first residents moving in on June 6, 1962. This was the first major planned retirement home of its type in the U.S. Today, Leisure World has 9,000 mostly older, retired residents.

 

 

2. Home sales process.

We had an opportunity to have self sales of firsthand and secondhand homes in Los Angeles. There are some documents to record the visits of customers. We also learned the process of open house by brokers in real practice.

 

 

 

 

 

 

 

3. Home construction.

The process of home construction in Long Beach, California is very interesting. It is different from our concrete structure in Thailand.  Most new homes in the U.S. are framed on site using conventional lumber (traditional stick framing). However, there are also other ways to build a new home, including using light-gauge steel, modular homes that are built indoors and homes built with structural insulated panels and homes built with concrete.
