On August 28, 2026, in Yangon after my speech on valuation techniques for brokers, another speaker said we could use ChatGPT (or other AI) to know value of properties. This might initially be true in countries where actual prices are public. However in many countries with limited reliable information, AI could not work well and can be misleading. Even in the US, many AI valuation firms failed.

 

Although AI could guide us somehow, brokers should still use international-standard valuation techniques efficiently to work out value with confidence for themselves and beneficiaries involved. This would kelp develop the body of knowledge and help build our credibility and brand in long run.

၂၀၂၆ ခုနှစ် ၊ ဩဂုတ်လ ၂၈ ရက်နေ့တွင် ရန်ကုန်၌ ပွဲစားများအတွက် တန်ဖိုးဖြတ်ခြင်းနည်းစနစ်များအကြောင်း ကျွန်ုပ်၏ ဟောပြောချက်အပြီးတွင် အခြားဟောပြောသူတစ်ဦးက အိမ်ခြံမြေများ၏တန်ဖိုးကို သိရှိရန် ChatGPT (သို့မဟုတ် အခြား AI) ကို အသုံးပြုနိုင်ကြောင်း ပြောကြားခဲ့သည်။ ၎င်းသည် အမှန်တကယ်ဈေးနှုန်းများကို အများပြည်သူသိရှိနိုင်သော နိုင်ငံများတွင် ကနဦးတွင် မှန်ကန်နိုင်ပါသည်။ သို့သော် ယုံကြည်စိတ်ချရသော သတင်းအချက်အလက် အကန့်အသတ်ရှိသော နိုင်ငံများစွာတွင် AI သည် ကောင်းစွာအလုပ်မလုပ်နိုင်ပါ၊ လမ်းလွဲစေနိုင်သည်။ အမေရိကန်တွင်ပင် AI တန်ဖိုးဖြတ်ကုမ္ပဏီများစွာသည် ကျရှုံးခဲ့ကြသည်။

 

AI က ကျွန်ုပ်တို့ကို တစ်နည်းနည်းနဲ့ လမ်းညွှန်ပေးနိုင်ပေမယ့် ပွဲစားတွေက သူတို့ကိုယ်တိုင်နဲ့ ပါဝင်ပတ်သက်တဲ့ အကျိုးခံစားခွင့်ရှိသူတွေအတွက် ယုံကြည်မှုရှိရှိ တန်ဖိုးကို တွက်ချက်ဖို့အတွက် နိုင်ငံတကာစံနှုန်း တန်ဖိုးဖြတ်နည်းစနစ်တွေကို ထိရောက်စွာ အသုံးပြုသင့်ပါတယ်။ ဒါက ဗဟုသုတတွေကို ဖွံ့ဖြိုးတိုးတက်စေပြီး ရေရှည်မှာ ကျွန်ုပ်တို့ရဲ့ ယုံကြည်စိတ်ချရမှုနဲ့ အမှတ်တံဆိပ်ကို တည်ဆောက်ရာမှာ အထောက်အကူ ဖြစ်စေပါလိမ့်မယ်။
