The Urban Land Institute (ULI) was wrong. Bangkok House Price is not 21 Times of Annual Household Income confirmed by Dr.Sopon Pornchokchai, President, Agency for Real Estate Affairs (www.area.co.th)

ULI estimated the value of condominiums in Bangkok at USD 224,000 or Baht 7.84 million.  It also estimated the monthly household income at Baht 31,000 per month.  Therefore, house price is 21 times of the annual income (https://lnkd.in/gzgCHX-y).  These figures were totally wrong and misleading to the public.

 

Agency for Real Estate Affairs (area.co.th), Thailand’s largest real estate information centre found that the estimated condominium price was only Baht 3.0 million.  Whereas, the average household income surveyed by the National Statistical Office was Baht 40,051 in 2023 (https://lnkd.in/gSRV4QNk).  Hence, condominium price was only 6.24 times of the annual income.
