Vietnam Real Estate Markets Survey, 2025-6

These are the current perspectives on the real estate markets and economy in Vietnam in 2025 and 2026 recently viewed by real estate experts in Vietnam.  They were brokers, developers and investors and the like who attended the Vietnam Investment Forum in Hanoi, Vietnam.

 

On June 28, 2025, Dr.Sopon Pornchokchai, President, Agency for Real Estate Affairs (www.area.co.th) as the President of the Thai Appraisal & Estate Agents Foundation was invited by the Vietnam Association of Real Estate Brokers (VARS) to its VARS Awards 2025  in Bac Giang, Vietnam during June 27-29, 2025  where some 300 Vietnamese participants joining it.  Dr.Sopon conducted this survey from those participants who are experts in real estate, mostly brokers, developers, investors and the like.  The number of respondents was 50 from 300 Vietnamese participants.  This number was enough to reflect some insights. Some interesting findings were as follows:

 

 

Experts in Vietnam viewed that the country’s economy in 2025 as quite moderate (assessed at 7.45 out of 10).  The economy in 2026 was rated better at 8.13.  Therefore, the future economy of Vietnam was at a high hope.  Likewise, real estate markets were assessed to be quite moderate at 7.08 out of 10 in 2025 as well.  It was forecasted to be 7.95 out of 10 in 2026.  Real estate markets in Vietnam is recovering in 2025.

 

 

Condominiums (Owner-occupied apartments) seemed to be the first in the priority (22%).  Land plots were 15% as the second in the priority followed by industrial properties (13%) and housing in general 12%.  In addition, townhouses and shophouses constituted 10% Then it was the group of social housing (7%) followed by office spaces (6%) and resort properties (another 6%).  The rests were others (9%)

 

 

As expected, Vinhomes is the largest developers in Vietnam (27%) voted by the participants followed by Sun Group (20%), and Phu My Hung (11%).  Other large developers are Eco Park, Capital Land, Green Land and the like.  Actually, this survey was conducted in Hanoi.  Therefore, many larege developers in Ho Chi Minh City might not be listed here.

 

 

Hanoi and Ho Chi Minh City are two largest cities in Vietnam with 22% and 21% voted.  They continuously attracted a lot of developments into these two cities.  However, other major developers were Haiphong, Danang, Bac Giang, Bac Ninh, Hung Yen Nha Trang, Phu Quoc and the like.  Actually many cities on the coast of Vietnam are growing as well.

 

 

Amazingly, Canada was at the top in the priority for Vietnameses at 19%  The second was Singapore (15%).  However, in reality, buying properties in Singapore needs 60% of stamp duty (buying tax).  USA was the third because it was hard to buy properties there now.  Next were China, South Korea, Thailand and United Kingdom.

 

In sum, Vietnam real estate markets are coming to be in a boom period in 2025-2026.  In 2025, the situation is recovering.  In addition, Vietnam economy would be better following by the recovery of real estate markets as well.
